Homeowners insurance policies will only cover mold damage if a “covered peril” caused it.
Covered perils include fire, lightning strikes, windstorms and hail, weight of snow and ice, theft, and vandalism. You would think flooding would be a covered peril but even then, mold damage caused by flooding would need to be covered by a separate flood insurance policy.
Mold Solutions Without Insurance
At Lauhoff Environmental we can help you navigate the confusing and overwhelming insurance-claim waters if the problem is covered under your policy. If your specific mold problem does not fall under your insurance policy, it’s still equally important to remediate the issue ASAP.
Mold does not just dry out and die. It will remain inactive for a while if moisture is not available but it can always grow back and multiply once it’s reexposed to any sources of moisture. Professional mold remediation and moisture control is the only way to keep mold at bay.
Since home insurance policies usually don’t cover mold caused by a preventable water leak, flooding or high humidity, we recommend being vigilant about taking mold preventive actions.
Recommendations are as follows:
- Quarterly home inspections of the most common places mold will grow in your home
- Checking for water leaks in the attic, basement or crawl spaces
- Inspecting your roof after the winter season as the snow begins to melt and the first heavy spring showers begin to hit
- Make sure all ventilation systems are working correctly
If mold is anywhere in your home you will be affected by it. Mold travels in the air on air currents. It will settle on your clothes and skin even if it’s in the basement. Mold can be transported via your HVAC system as well.
Remember, the presence of water damage or musty odors should be addressed immediately. Any sources of water must be identified and corrected along with the extent of water damage and mold growth. Water damaged materials should be removed, cleaned and dried.
To ensure that all of these steps are done correctly, a trained building or environmental health professional, such as Lauhoff Environmental, will be helpful in assessing the extent of the moisture problem and mold growth. They will develop a site specific work plan and depending on the cause of the water damage that caused the mold problem, they can assist in filing the appropriate insurance claim.
